By using TopMyBnb (free analysis of your listing and automatic creation of your booking website) you agree to the following:

1. The service

TopMyBnb automatically analyzes, using AI, the public information of your Airbnb or Booking listing that you provide us, and sends you a report with recommendations. If you activate it, we automatically generate a website for your listing from that same data. The free service is provided "as is", with no guarantee of specific results in bookings or revenue — recommendations are indicative only.

2. Nearby activities — GetYourGuide

If you activate your free website, you authorize TopMyBnb to embed a GetYourGuide activities widget or link on it (or other activity partners TopMyBnb may add in the future), selected based on your listing's location. This section is presented to your guests as a feature of your own website — not as TopMyBnb advertising — and TopMyBnb may earn a partner commission on activity bookings generated through that widget. This is at no cost to you or your guests.

3. Direct bookings through your website

If you use your website to receive direct bookings from guests, you are solely responsible for:

The accuracy of the published information (pricing, availability, photos, description, terms).
The contractual relationship with your guests: confirmation, payment, check-in/check-out, cancellations and refunds.
The payment method you choose to offer and its security.
Complying with applicable regulations for your property (tourism licenses, taxation, guest data protection, consumer law in your country, etc.).
Any dispute, non-payment, fraud, cancellation or incident related to a booking made through your website.

TopMyBnb is a technology provider — it gives you the tools to list your property and receive bookings — but it is not a party to the accommodation contract between you and your guest, does not manage or hold funds exchanged between you (other than any platform fee described separately), and assumes no liability for fraud, non-performance, disputes or losses arising from bookings made through the generated website.

4. Communications

By using the service, TopMyBnb will send you communications necessary to provide it (your report, notices about your website or bookings, account matters). This does not include marketing or promotional communications — those are only sent if you expressly opt in via the corresponding checkbox, and you can unsubscribe at any time.

5. Limitation of liability

Except as required by mandatory law, TopMyBnb will not be liable for indirect damages, lost profits, or lost bookings arising from use of the service. The free service is provided "as is" and "as available".
